The first step is to get a pre-approval letter from a qualified lender if you are financing the home. The buyer or buyers must be qualified through a lender in order to find out what they can afford before we start the home search. I will give the buyers multiple lenders to contact.

Once being pre-approved we will start the home search for the location of where they would like to purchase to be within their price range what is their criteria for what they are looking for such as number of bedrooms, baths, garage type, single or two story, acreage, square feet, year built. Once I have the criteria, I will start my property search.

You don’t want to put your clients into a dangerous neighborhood, but as a Real Estate Agent you cannot answer questions regarding crime statistics per “Fair Housing Act.” I can recommend checking and researching the crime data for the cities and neighborhoods that they are interested in seeing.

Getting a home inspection is a good idea, it will give the buyer’s a comfort level and will more than likely receive an offer sooner than later at a good price.

It is very hard to say at this point, pricing it right and the home shows well and including a home inspection report. It may take anywhere from four to six weeks or sooner.
